Working alongside Rebecca Harrison from HBA, who is an expert in creating the most out of living spaces, we carefully stripped out and removed all the 1980s partitions and mezzanine floors throughout, taking it back to the original shell. The main living space was reconfigured to create a large open plan, living space with a modern mezzanine to contrast the Georgian elements. All the Georgian mouldings, architraves and cornice detailing were sympathetically reinstated and restored.

The rear half of the apartment was partitioned whilst retaining the original lathe and plaster stud walls to create two bedrooms, two bathrooms, a mezzanine study and dressing room.

Within the half landing room, which measured just 6.5m2 and had been used as a cold and uninviting storeroom, we created a perfect teenagers living space with the use of cleverly designed joinery, giving them a double bed, bathroom and snug space.

On carrying out the stripping out phase of the works. It was found that the 1980s partitions had caused considerable deflection in the floor joists which spanned over seven metres. This meant the entire floor throughout the whole apartment had to be lifted and every joist strengthened and levelled without causing disturbance to the apartment below, which remained occupied throughout.

Despite the challenges, this remains one of our favourite projects and shows how much you can get out of a limited living space.
